What Is a WDI Inspection?

A wood destroying insect (WDI) inspection is a licensed inspection of a home for evidence of wood destroying insects: live activity, damage, and signs of past treatment. The findings go on the NPMA-33, the industry-standard form lenders require for real estate transactions. You'll hear it called a termite letter, a termite inspection for closing, or a wood infestation report. They all mean the same document.

VA loans require a WDI inspection, and many other lenders and buyers request one before closing. Ours are performed by a licensed team led by an Associate Certified Entomologist (ACE), so the person evaluating that suspicious hole in a floor joist actually knows what made it.

Subterranean termites

Mud tubes, damaged wood, and other evidence of the most destructive wood destroying insect in Kentucky.

Carpenter ants

They hollow out wood for nesting rather than eating it, and they belong on the report all the same.

Carpenter bees

Round bore holes in decks, eaves, fascia boards, and siding, plus the staining that gives them away.

Powderpost beetles

Tiny exit holes and fine, powdery frass in structural wood, easy to miss without a trained eye.

We examine accessible interior and exterior areas of the home, and we enter the crawlspace where applicable. That crawl is exactly why crawlspace homes are priced a little higher: it is where the evidence hides.
