• Home size. Nearly every plan in town steps up by square footage. A 1,500 square foot ranch and a 4,500 square foot two-story are different jobs.

1. Ask for the first-year total. Initial visit plus twelve months of the ongoing rate. It is the only number that lets you compare a per-visit plan against a monthly-billed one.
2. Treat the list price as decoration. Most companies quote a high initial and then discount it on the same call. The discount is the real price. Judge the plan on what you actually pay, not on the size of the "savings."
3. Get the scope in writing. Which pests are covered, which are excluded, how often the technician comes, and whether the interior is treated.
4. Ask what happens between visits. A plan with free re-services is worth more than one without, and you will not know which you have until the ants come back in July.
5. Read the contract term. Twelve to twenty-four month agreements are common in this market, sometimes framed as a rate lock. Ask about the cancellation fee before you sign, not after.
6. Look for add-on fees. Station lease fees, fuel surcharges, setup fees, interior treatment upcharges. None of them are wrong, but they belong on the quote.
